Program Overview

The JJB Home Improvements Realtor Affiliate Program enables licensed real estate professionals to earn commissions by referring clients to JJB for home improvement services. This program benefits all parties: realtors earn additional income, clients receive quality service at a discount, and JJB gains qualified leads.

For Referring Realtors

  • 1% commission on total project revenue for each completed and paid project

For Referred Clients

  • 10% discount on their first project with JJB Home Improvements

  • Maximum discount value of $5,000 USD

  • Professional home improvement services from a trusted partner

Ideal Customer Profile

Our ideal customer is typically a recent homebuyer who has already purchased a house already and has expressed a desire to remodel their kitchen, bathroom, or add a finished basement. These clients are now ready to move forward with their home improvement projects. We are not looking for buyers or sellers in the middle of a transaction; we are seeking referrals for clients post-close.

Eligibility Requirements

To participate in the Realtor Affiliate Program, you must:

  1. Hold a current, valid real estate license in good standing in your state

  2. Be actively practicing as a real estate agent, broker, or realtor

  3. Complete the JJB Affiliate Program application and agreement

  4. Provide valid tax identification information (W-9 for US-based affiliates)

  5. Comply with all applicable real estate laws and regulations, including RESPA requirements

  6. Be at least 18 years of age

How the Program Works

Step 1: Enrollment

  1. Complete the online affiliate application at realtor.jjbhome.com

  2. Submit required documentation (real estate license, W-9)

  3. Receive approval and unique affiliate referral code within 5 business days

Step 2: Referring Clients

  1. Provide your unique referral code to clients interested in home improvement services

  2. Client contacts JJB and mentions your referral code during initial consultation

  3. Client receives 10% discount (up to $5,000) on their first project

Step 3: Earning Commissions

  1. JJB completes the project and receives full payment from client

  2. Commission (1% of total project revenue) is calculated after project completion

  3. Payment is issued according to the payment schedule outlined below

Commission Structure

Commission Rate

  • 1% of gross project revenue (total invoice amount before the client discount is applied)

  • Minimum project value of $1,000 required for commission eligibility

  • No maximum commission limit

What's Included in Commission Calculation

  • Labor costs

  • Materials and supplies provided by JJB

  • Project management fees

  • Applicable taxes collected

What's Excluded from Commission Calculation

  • Permit fees paid to third parties

  • Subcontractor costs for work not managed by JJB

  • Warranty service or repairs

  • Financing charges or interest

  • Insurance claims or adjustments

Example Calculation

  • Project invoice total: $50,000

  • Client discount (10%): -$5,000

  • Amount client pays: $45,000

  • Affiliate commission (1% of $50,000): $500

Payment Terms

Payment Schedule

  • Commissions are paid 45 days after project completion and full payment receipt

  • Payments issued monthly for all qualified commissions from the previous period

  • Minimum payout threshold: $50 (commissions under $50 accumulate until threshold is met)

Payment Methods

  • Direct deposit (ACH transfer) - preferred method

  • Check mailed to address on file

  • Payment processing takes 3-5 business days after issue date

Tax Reporting

  • All affiliates will receive Form 1099-NEC annually for commissions totaling $600 or more

  • Affiliates are responsible for all applicable taxes on commission income

  • International affiliates subject to additional tax withholding requirements

Clawback Provisions

Commissions may be reversed or reclaimed under the following circumstances:

Full Clawback (100% Commission Recovery)

  1. Project Cancellation: Client cancels project before completion or within 30 days of completion

  2. Non-Payment: Client fails to pay for project in full within 90 days of completion

  3. Chargebacks: Client disputes charges and successfully reverses payment

  4. Fraudulent Referral: Referral involves misrepresentation, fraud, or violation of program terms

  5. RESPA Violation: Referral determined to violate Real Estate Settlement Procedures Act or other applicable laws

Partial Clawback (Prorated)

  1. Partial Refunds: If client receives refund for incomplete or unsatisfactory work, commission reduced proportionally

  2. Project Modifications: If project scope reduced after contract signing, commission adjusted to reflect actual completed work value

Clawback Period

  • Clawbacks may be applied within 180 days of commission payment

  • Notice of clawback provided within 10 business days of triggering event

  • Recovery made through deduction from future commissions or direct repayment request

  • Affiliates with negative commission balance may have account suspended until balance resolved

Referral Requirements and Restrictions

Proper Referral Attribution

  • Referral code must be provided at time of initial client contact with JJB

  • Retroactive referral claims not accepted after project contract is signed

  • Only one affiliate receives commission per project (first valid referral code used)

Prohibited Practices

Affiliates may NOT:

  1. Misrepresent their relationship with JJB Home Improvements

  2. Make false or misleading claims about JJB services

  3. Use JJB name or trademarks without written permission

  4. Guarantee project outcomes or pricing without JJB authorization

  5. Refer themselves, family members, or entities in which they have financial interest

  6. Engage in spam, unsolicited communications, or unethical marketing

  7. Condition real estate services on client's use of JJB (RESPA violation)

  8. Receive or provide kickbacks beyond the authorized commission structure

  9. Bid against JJB using paid advertising on JJB branded keywords

  10. Share or transfer affiliate account access to other parties

Compliance with RESPA

  • This program is structured to comply with the Real Estate Settlement Procedures Act

  • Referrals must be made without coercion or requirement as condition of real estate services

  • Clients must be informed they are free to choose any home improvement provider

  • Commissions paid for referrals only, not for steering or mandated services

Client Discount Terms

Discount Application

  • 10% discount applies to first project only with referred client

  • Maximum discount value: $5,000 USD

  • Discount applied at time of contract signing

  • Cannot be combined with other JJB promotions or discounts

Eligible Projects

  • Minimum project value of $1,000 (before discount)

  • Applies to new home improvement contracts only

  • Includes remodeling, renovations, installations, additions, and repairs

Excluded Services

  • Emergency or urgent repair services

  • Warranty work or service calls

  • Maintenance-only contracts

  • Projects with materials only (no labor)

Program Modifications and Termination

JJB's Rights

JJB Home Improvements reserves the right to:

  1. Modify commission rates, terms, or program structure with 30 days written notice

  2. Suspend or terminate affiliate accounts for violation of terms

  3. Discontinue the program entirely with 60 days notice

  4. Reject referrals that don't meet program requirements

  5. Audit affiliate activity and referral validity

Affiliate Termination

Affiliates may be terminated immediately for:

  • Violation of program terms and conditions

  • Fraudulent activity or misrepresentation

  • Loss of real estate license or professional standing

  • Unethical or illegal practices

  • Damage to JJB reputation or brand

  • Failure to maintain required documentation

  • Failure to meet minimum conversion rate requirements (see below)

Minimum Conversion Rate Requirement

  • Affiliates must maintain a minimum 25% conversion rate on qualified referrals

  • Conversion rate calculated as: (Completed & Paid Projects ÷ Total Qualified Referrals) × 100

  • Measurement Period: Evaluated quarterly after first 8 qualified referrals are submitted

  • Qualified Referral: Client who receives consultation and project quote from JJB

  • Grace Period: First two quarters (6 months) exempt from this requirement to allow relationship building

  • JJB reserves the right to terminate affiliates who consistently fail to meet the 25% minimum conversion rate

  • Affiliates falling below 25% will receive written notice and 60-day improvement period before termination

  • Low conversion rates may indicate referral quality issues or misalignment with JJB services

Upon termination:

  • Pending commissions for completed, paid projects will be honored

  • Commissions for incomplete projects are forfeited

  • Access to affiliate portal and materials revoked

  • Affiliate must cease all use of JJB marketing materials

Voluntary Withdrawal

Affiliates may leave the program at any time by providing written notice to [email protected]. Commissions earned prior to withdrawal date will be paid according to standard payment terms.

Confidentiality and Data Protection

Confidential Information

Affiliates agree to maintain confidentiality of:

  • Client information shared during referral process

  • JJB pricing, business practices, and proprietary information

  • Commission rates and payment terms (unless required by law)

  • Any non-public information about JJB operations

Data Protection

  • Affiliates must comply with all applicable privacy laws

  • Client data may only be used for legitimate referral purposes

  • Affiliates may not sell, share, or misuse client information

  • Data breach or misuse may result in immediate termination and legal action

Limitation of Liability

  1. JJB Home Improvements is not liable for:

    • Quality of affiliate's real estate services

    • Disputes between affiliate and referred clients

    • Affiliate's tax obligations or compliance issues

    • Lost or delayed commissions due to client non-payment

    • Technical issues affecting referral tracking

  2. Maximum liability to affiliate limited to unpaid commissions owed

  3. Affiliates agree to indemnify and hold JJB harmless from claims arising from:

    • Affiliate's violation of program terms

    • Affiliate's misrepresentation or fraudulent activity

    • Affiliate's violation of real estate laws or regulations

Dispute Resolution

Internal Resolution

  • Disputes regarding commissions or program terms should be submitted in writing to [email protected]

  • JJB will investigate and respond within 15 business days

  • Good faith efforts will be made to resolve disputes amicably

Binding Arbitration

  • Disputes not resolved internally shall be settled by binding arbitration

  • Arbitration conducted under rules of the American Arbitration Association

  • Arbitration venue: [Your City, State]

  • Each party responsible for own legal fees unless arbitrator orders otherwise

Class Action Waiver

Affiliates agree to resolve disputes individually and waive right to participate in class action lawsuits or class-wide arbitration.

Governing Law

This agreement is governed by the laws of [Your State], without regard to conflict of law provisions. Any legal action must be brought in courts located in [Your County, State].

Acceptance of Terms

By enrolling in the JJB Home Improvements Realtor Affiliate Program, you acknowledge that you have read, understood, and agree to be bound by these terms and conditions. You confirm that you hold a valid real estate license and will conduct all referral activities in compliance with applicable laws and professional standards.
